What buyers of new homes want in this uncertain market
The National Association of Home Builders’ International Builders Show was held last month in Las Vegas. It hosted approximately 55,000 builders, remodelers and other members of the home building industry. There were more than 1,100 exhibitors showcasing energy retrofitting, marketing, financial resources and design trends.
Steve Kerch of MarketWatch reported that what Americans are looking for in a new home, during these strained economic times, is less rather than more.
Their desire is for new homes to be smaller. They’re also looking for “cost-effective architecture, plans that focus on spaces and not rooms, and homes that are designed ‘green’ from the outset,” says Heather McCune, director of marketing for Bassenian Lagoni Architects.
In a survey of home buyer preferences, conducted annually by AVID Ratings Co, CEO Paul Cardis listed the 10 “must” features in new homes:
- Large kitchens, with an island
- Energy-efficient appliances, high-efficiency insulation and windows
- Home office/study
- Main-floor master suite
- Outdoor living room
- Ceiling fans
- Master suite soaker tubs
- Stone and brick exteriors
- Community landscaping, with walking paths and playgrounds
- Two-car garages
Similar findings were reported in a Better Homes and Gardens survey, which gives statistics showing today’s new home buyers are looking for “smarter” and “smaller” homes.
When money is tight, it seems the focus turns toward spending more time at home. Buyers are looking for comfort, efficiency and easy community access. The amenities may be state-of-the-art, but I can’t help feeling like the new American home will be a bit retro, and that the Cleavers - Wally and the Beav - would feel right at home.
